Privacy & Cookies

We are a small, family-run business — two villa properties on Santorini, not a corporation. We keep this simple. This page explains what we measure, why, and how you stay in control. The website works fully whether or not you accept cookies.

Who we are

Felicity Santorini Villas (the Fytros family), Santorini, Greece, is the data controller for this website. For anything on this page, write to info@felicitysantorinivillas.com.

Cookies & consent

When you first arrive, no analytics or advertising cookies are set and no tracking scripts load. They stay off until you choose “Accept” on our cookie banner. If you choose “Decline” (or ignore the banner), nothing non-essential loads at all.

The only thing we store without asking is your cookie choice itself — kept in your browser’s local storage so we don’t pester you on every page. We remember it for 6 months, then ask again. You can change your mind at any time using the link in the footer.

What we use, and why

Only if you accept, we load the following:

  • Google Analytics 4 & Google Ads (Google Ireland Ltd.) — anonymous statistics about how the site is used, and measurement of our advertising. We run Google Consent Mode v2, so consent is signalled to Google.
  • PostHog (EU-hosted, eu.i.posthog.com) — product analytics that help us understand which pages and features are useful, so we can improve the site.
  • Pinterest Tag (Pinterest Europe Ltd.) — measures visits that come from Pinterest and helps us understand which content resonates.
  • Meta Pixel (Meta Platforms Ireland Ltd.) — advertising: measures and improves our ads on Facebook and Instagram, and how they bring visitors to the site.

We never sell your data, and we don’t use any of this to identify you personally.

The booking engine

When you go through to check availability or book, you leave our site for our booking provider (reserve-online.net). That service manages its own cookies and consent, which are outside our control and this policy.

How long we keep it

  • Your cookie choice: 6 months in your browser, then we re-ask.
  • Google Analytics: user and event data retained for up to 14 months.
  • PostHog, Pinterest and Meta: retained according to each provider’s own policy.

Who we share with

Only the providers above (Google, PostHog, Pinterest, Meta), acting as processors/partners so the analytics and advertising features work. Each has its own privacy policy governing how it handles data. Some may process data outside the EEA under appropriate safeguards.

Your rights

Under the GDPR you can, at any time:

  • withdraw consent (use — declining stops the tracking scripts loading);
  • ask what data is held about you, and request a copy;
  • ask us to correct or delete it;
  • object to, or ask us to restrict, its processing.
